Frequently Asked Questions
How do I change my property manager?
Many owners are not satisfied with the services that their property manager is providing. You may want to change your property manager but are just ‘putting up with them’ because you don’t know where to start.
Changing property managers is simple, all you need to do is notify your current property manager of your intentions in writing and we will do the rest for you.
We will arrange to pick up all the documents, keys and relevant information for the property/tenants for you and meet with your tenants to introduce ourselves and advise them of the changes.
How will I be paid?
Your payments will be made into your nominated bank account on either a fortnightly or monthly basis (your choice).
You may also opt for us to make any payments on your behalf such as rates, strata, maintenance etc. These bills can be paid out of your rental income with the remaining balance paid to you.
You will be emailed a copy of your receipts and these will also be uploaded to your online owner portal where you can view important information and details of your property at any time.
How do we risk manage arrears?
Our tenants are encouraged to pay via direct debit. This make it easy to see if any payments have failed. Tenant’s that fail to pay will receive a phone call the same day requesting payment.
We understand that rental income is relied on for financial commitments. We monitor rent arrears daily. Tenants will be contacted via SMS, phone and email when rent is in arrears. Notice to remedy and termination for non-payment of rent are issued in accordance with legislation time frames.
Landlord insurance, do I need it?
Landlord Protection Insurance is an insurance product designed to protect Landlords in the event of a loss. Things that may be covered include loss of rent, accidental damage and malicious damages. There are a many products available, and like all insurances, cover can vary from one policy to the next – it is wise to shop around to find the policy which suits you best.
May I do my own repairs?
Although we have a great team of trusted and reliable trades, you are more than welcome to do repairs and maintenance yourself or organise your own trades to undertake the work.
Please note: that some repairs are required to be completed within a timely manner, whilst others require the tenant to be given the correct amount of notice.
How do I know I'm going to get a good tenant?
Finding you the right tenant starts from the moment they make their first enquiry about your property.
We ask all applicants a range of questions during their inspection of your property and ask the tenant to fill out an application form that asks questions about their work, income, how many people will be living in the property, weather they have any pets and a list of professional references.
After interviewing the applicant’s references and checking the applicant on the national tenancy database, we will then allow you the choice of which applicant you would like to have in your property, with our advice.

Every 12 months we will provide you with a market review to ensure your property is receiving rental income that is in line with what is currently on the market.
A rental increase is allowed once every 12 months, provided it is not excessive and doesn’t put you at risk of your tenant vacating.
